JACKSON TOWNSHIP ZONING ORDINANCE

PUBLIC NOTICE – TEXT AMENDMENT

Public Notice is hereby given by the Board of Supervisors of the Township of Jackson that the Board shall convene a public hearing at 7:30 p.m., on May 19, 2025, in the Jackson Township Municipal Building located at 60 North Ramona Road, Myerstown, Pennsylvania. The public hearing shall be held pursuant to Section 609 b (1), regarding a proposed ordinance amending the Jackson Township Zoning Ordinance which if adopted would effectuate a Text Amendment and/or Amendments to the Jackson Township Zoning Ordinance located at Chapter 27 of the Jackson Township Codified Ordinance and which can be summarized below.

Notice is also hereby given pursuant to Section 610 (a) of the Municipalities Planning Code, 53 P.S. § 10610 (a), and 1601 of the Second-Class Township Code, 53 P.S. § 66601, that the Board of Supervisors of Jackson Township shall convene a public meeting immediately after the public hearing on May 19, 2025, in the Jackson Township Municipal Building. The Supervisors shall consider the Ordinance for adoption and enactment being identified as Ordinance No. 3-2025 which is entitled, an ordinance of the JACKSON Township, Lebanon County, COMMONWEALTH OF Pennsylvania, amending the Jackson Township Zoning Ordinance TO PROVIDE REGULATIONS FOR VARIOUS WAREHOUSING AND TRUCK TERMINAL USES. A summary of the proposed ordinance prepared by the Township Solicitor follows. Section 1 amends Chapter 27, Part 1, Section 27-101 by the addition of definitions to the Definition Section of the Township Zoning Ordinance. Section 2 states that the Codified Ordinance shall be amended at Chapter 27, Part 10, Section 27-1002.2 to repeal as a permitted use in the Industrial District the use of Warehousing and Wholesaling Establishments and Storage Yards not including Junkyards. Section 3 of the Jackson Township Codified Ordinance shall be amended at Chapter 27, Part 10, Section 27-1002.2 to add the permitted uses in the Industrial District which include Small Warehouse/Logistic Centers and Storage Yards, not including Junkyards. Section 4 shall be amended at Chapter 27, Part 10, Section 27-1002.7 to add the following special exception uses in the Industrial District: Large Warehouse/Logistic Centers which have a maximum floor area of 100,000 square feet and minimum lot area of five acres and Large Warehouse/Logistic Centers having a gross floor area greater than 100,000 square feet and minimum lot area of ten acres. Section 5 amends the Ordinance at Chapter 27, Part 14 to add Section 27-1428 which includes specific use criteria required for the establishment of truck terminals in Warehouse/Logistic Centers as Truck Terminals. Section 6 of the Ordinance relates specifically to severability and states that if any sentence, clause, section or part of the Ordinance is found for any reason to be unconstitutional, illegal or invalid, such finding shall not affect the remainder of the Ordinance and that it is the intention of the Jackson Township Board of Supervisors that provisions of the Ordinance be severable. Section 7 of the Ordinance repeals all existing provisions of ordinances which are specifically inconsistent with the terms and provisions of Ordinance No. 3-2025. Section 8 of the Ordinance states that the effective date of this Ordinance shall be five days after its adoption.
